Vaughan vs Markham — The Real Cost Difference in 2026
Vaughan and Markham are York Region's two economic powerhouses. We compared every monthly expense to find out which one actually costs less to live in.
Vaughan and Markham are the economic engines of York Region. Vaughan has the Vaughan Metropolitan Centre, Canada's Wonderland, and a booming construction sector. Markham has IBM, AMD, and the densest tech corridor outside downtown Toronto.
But which one actually costs less to live in? We ran the numbers using public data from York Region, Metrolinx, the Ontario Energy Board, and Statistics Canada.
The Quick Answer
Markham is cheaper across the board — $113/month less for renters, $280/month less for buyers. The gap comes from Vaughan's higher rent and home prices, despite nearly identical tax rates.
Renting: Side by Side
Here's the true monthly cost for a 2-bedroom rental, including everything you actually pay:
Vaughan (2BR Rental)
- Monthly Rent: **$2,850**
- Utilities (tenant share): **$130**
- GO Transit monthly pass: **$270**
- Groceries (single person): **$440**
- Tenant Insurance: **$48**
- **True Monthly Cost: $3,738**
Markham (2BR Rental)
- Monthly Rent: **$2,750**
- Utilities (tenant share): **$135**
- GO Transit monthly pass: **$280**
- Groceries (single person): **$430**
- Tenant Insurance: **$46**
- **True Monthly Cost: $3,641**
Markham saves you $97/month on rent alone. Vaughan claws back $10 on transit (Vaughan Metropolitan Centre station is on the subway line), but it's not enough to close the gap.
Buying: The Gap Gets Bigger
We calculated based on average home price with 20% down at 5.5% over 25 years:
Vaughan (Average Home)
- Home Price: **$1,350,000**
- Property Tax Rate: **0.66%**
- Monthly Mortgage: **$6,634**
- Monthly Property Tax: **$743**
- Home Insurance: **$178**
- **True Monthly Cost: $7,555**
Markham (Average Home)
- Home Price: **$1,280,000**
- Property Tax Rate: **0.65%**
- Monthly Mortgage: **$6,290**
- Monthly Property Tax: **$693**
- Home Insurance: **$170**
- **True Monthly Cost: $7,153**
That's a $402/month difference — nearly $4,800 per year. Both cities have almost identical tax rates (0.66% vs 0.65%), so the gap is almost entirely driven by Vaughan's higher home prices.
Condo Buyers
- **Vaughan condo average:** $690,000
- **Markham condo average:** $650,000
Vaughan condos cost $40,000 more on average. For a first-time buyer, that's roughly $200/month more in mortgage payments. However, Vaughan's VMC condos are steps from the subway — a massive commute advantage if you work downtown.
Transit: The Deciding Factor
This is where Vaughan has a real edge:
- **Vaughan Metropolitan Centre** is the northern terminus of the TTC Line 1 subway. Monthly TTC pass: **$156**
- **Markham has no subway.** You're on GO Transit ($280/month) or driving Highway 404/407
If you commute to downtown Toronto:
- **From Vaughan (subway):** $156/month, ~50 min door-to-door
- **From Markham (GO):** $280/month, ~42 min to Union Station
Vaughan saves $124/month on transit for downtown commuters. That nearly wipes out the rent difference.
But if you work in the 905 tech corridor (Markham, Richmond Hill, Mississauga), transit is irrelevant — you're driving either way, and Markham puts you closer to the jobs.
Groceries and Daily Life
Both cities have competitive Asian supermarket networks that keep prices down:
- **Vaughan groceries (single):** $440/month
- **Markham groceries (single):** $430/month
Vaughan edges slightly higher due to the Woodbridge/Kleinburg areas having fewer discount options. Both cities have Costco, T&T, and major chains within a short drive.
Families: Schools and Childcare
Both cities have excellent schools:
- **Vaughan:** Vaughan SS, Woodbridge College, Maple HS, Emily Carr SS
- **Markham:** Unionville HS, Markville SS, Bur Oak SS (consistently top-ranked)
Markham has a slight edge in school rankings, with Unionville and Markville regularly appearing in provincial top 10 lists. For families prioritizing academics, Markham wins.
Childcare costs are comparable at $1,500-2,000/month for full-time daycare in both cities.
The Bottom Line
- **Renting:** Markham saves $97/month
- **Buying (house):** Markham saves $402/month ($4,800/year)
- **Buying (condo):** Markham saves ~$200/month
- **Transit to downtown:** Vaughan saves $124/month (subway advantage)
- **Transit to 905 jobs:** Tie (both driving)
- **Groceries:** Tie ($10 difference)
- **Schools:** Markham has slight edge
If you work downtown Toronto: Vaughan's subway access makes it competitive despite higher housing costs. The $124/month transit savings partially offsets the rent premium.
If you work in the 905 corridor: Markham is the clear winner. Lower housing costs, closer to tech jobs, better school rankings, and you're driving either way.
If you're buying a house: Markham saves you $4,800/year. Over a 25-year mortgage, that's $120,000. That's not a rounding error.
